Frequently Asked Questions

Can I request a loan modification myself?

You sure can. You can also do your own taxes, repair your own vehicle, and even treat yourself for a medical condition, but sometimes you’re simply better off letting a professional handle it.

Many people attempt it themselves, though they often find it’s alot more work or causes bigger problems (link to forbearance to loan mod transition blog) than anticipated.

Our experience and knowledge of lending and the various foreclosure alternatives available causes us to be more effective than many consumers will be on their own.

Many consumers often only have one shot at successfully getting a loan modification, so while a home owner can go through the loan modification process themselves, it can also help to have a professional working with you & advocating on your behalf.

Do you offer any free services or products?

We sure do! We offer some great resources completely FREE. From free guides/ebooks to free consultations and even foreclosure assistance where we have a call with you and your bank!

Are you affiliated with the government or public programs?

No. We are not a part of HUD or any other government agency. We are also not affiliated with any public programs. While we are a for profit organization, we take an approach of “people before profit”. What this means is we assess your situation, discuss possible solutions, and let YOU decide what you feel is right. We offer some services in-house, while others we connect you with trusted partners to best serve your needs.

How long does it take to get results?

Timelines vary greatly based on what is being done, who is involved, and how responsive everyone is being. We don’t guarantee timelines or results, though in general a short sale often takes at least 3 months to get a rejection or approval finalized. A loan modification that does NOT required documentation (often times a flex loan mod) takes only a simple request to get started, followed by a few months of timely payments to get final paperwork. A loan mod that requires documentation (such as financial reports) will often take at least 3-4 months.

Do you guarantee results?

It would be unethical and irresponsible to guaruntee results or any timelines. There are many variables and decision makers when dealing with mortgage loss mitigation.

Do you help with bankruptcies?

While we are not attornies ourselves, we do have Certified Partners that are experts with bankruptcy.
